Living in Wandsworth

Wandsworth is the pragmatic, family-friendly choice among the three pilot boroughs — leafier, more spread out, and dramatically cheaper on council tax than Camden or Hackney, while still keeping good rail access into central London. It's the largest of the three by population (327,506) and covers a wide range of character: Battersea in the north, transformed by the Battersea Power Station redevelopment and Northern line extension; Clapham Junction, one of the busiest and best-connected rail interchanges in the UK; Putney and its riverside path along the Thames; and Tooting and Balham further south, both popular for their high streets, common land, and relative affordability.

The borough's council tax rate is genuinely unusual — Wandsworth has held the core charge frozen for four consecutive years and remains the cheapest local authority in England for council tax, even after the 2026/27 rise (which came entirely from the mandatory Adult Social Care precept and GLA increase, not from Wandsworth's own spending). That's a real, quantifiable saving of roughly £1,187 a year at Band D compared to Camden, which matters for anyone comparing total cost of living rather than just headline rent.

Transport is the one area where Wandsworth trails its northern neighbours slightly — there's no Tube line running centrally through the borough, and Underground access is limited to a handful of Northern and District line stations at the edges (East Putney, Southfields, Tooting Broadway, Tooting Bec, Balham, Clapham South, and the newer Battersea Power Station stop). Most residents rely on National Rail instead: Wandsworth Town and Earlsfield to Waterloo (around 14–15 minutes), and Wandsworth Common to Victoria (around 12 minutes), both fast, frequent, and well within a reasonable daily commute. Compared to Lambeth to the east, Wandsworth feels more suburban and family-oriented with better value for space; compared to Richmond to the west, it's more urban and closer to central London.
